Below is a list of both financial and time saving benefits for ROSS/AUA/CMU/St. George's Students
 
UMHousing.com does not require Security Deposits equaling 1 month rent on most properties. The majority of our properties require the student place  a credit card on file in case he / she damages the property. This means you save having to come up with 1 extra month's rent  as a security deposit. If deposits are asked for they are between $500. and a $1000. which are refunded when the student leaves.
 
UMHousing.com does not charge a Short Term Stay Tax which is usually 13.5% tax for any lease that is less than 6 months and 1 day. Most if not all realtors/lessors charge this tax.
 
UMHousing.com does not charge application fees or any background/ credit check fees.
Most realtors and lessors charge these fees.
 
UMHousing.com does not make any of their clients/ students go through a 7 day to 14 day approval process to find out whether or not their non-refundable application went through.
 
UMHousing.com offers direct move-ins with minimal effort, free/ financial fee charges and time consuming application/ approval processes.
 
When you calculate all the expenses above plus the time consuming costs of filling out applications and other paper work plus all the transmittal cost we believe you will end up saving a lot of time and money with our properties.
